Xây dựng hệ thống định giá đất đai tại thị trấn Cam Đức – huyện Cam Lâm dựa trên công nghệ mã nguồn mở

Abstract

   The objective of this study is to develop a land valuation system in Cam Duc – Cam Lam using open-source technology, providing an intuitive and user-friendly tool for real-time land management, lookup, and valuation. The research involves developing a WebGIS system utilizing GeoServer for spatial data management, OpenLayers for map visualization, and PostgreSQL/PostGIS for data storage and processing. Users can interact with thematic maps, search for land parcel information, and apply valuation methods such as comparison, income, and residual. Testing results demonstrated that the system responds quickly, achieves a query success rate of over 95%, and delivers valuation results consistent with market values, earning high praise from users for its ease of use. Therefore, the system has strong potential for expansion to other regions and applications, supporting the optimization of land management and valuation processes in the digital transformation era.
